A planning budget before a measured roof quote
A replacement budget needs a roof measurement and a defined scope. The floor area on a real-estate listing is not a roof measurement: a second story, overhangs, garage and roof pitch change the relationship.
This tool uses published Dallas–Fort Worth installed replacement bands, not a survey of Flower Mound bids or a quotation from this brand. Keep the example if you do not have roof measurements. A free inspection starts the conversation about the actual roof; a measured project scope establishes its price.
Build a roof replacement planning range
Choose known roof surface area if you have a measurement of the slopes. Roof footprint means the horizontal area covered by the roof, including relevant covered sections. The tool converts footprint using the selected pitch; it does not convert total living space.
Compare the same 2,000 sq. ft. roof
Installed planning totals for 2,000 sq. ft. of actual roof surface in Dallas–Fort Worth, including ordinary tear-off.
- Three-tab shingles
- $8,000 to $10,500
- Architectural shingles
- $10,500 to $15,000
- Class 4 impact-rated shingles
- $13,000 to $18,500
- Standing seam metal
- $20,500 to $30,000
The same measured area makes the materials comparable. Hidden damage and project complexity remain outside this simple comparison.
Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.
Keep the 6:12 example unless you already know the pitch. Pitch helps check material suitability.
Estimated project total
Planning total for 2,000 sq. ft. of actual roof surface, using architectural shingles. Ordinary tear-off is included.
Regional planning estimate, not a property quote. Extra layers, damaged decking, access, steep slopes and complex details can change the price.

How the roof area and planning range are calculated
For known surface area, the tool multiplies that area by the selected material’s low and high installed planning rates. For a horizontal roof footprint, it first multiplies by √(1 + (pitch ÷ 12)²). This assumes a uniform pitch; mixed roof pitches and complex shapes need proper measurement.
The rates are drawn from a published regional contractor planning table checked September 21, 2026. The source describes complete installed replacement including ordinary tear-off, materials, labor, disposal and permit costs. It is one regional published basis, not independent evidence of an average price in Flower Mound.
Each material uses its documented low and high installed planning bands. The displayed project totals round to the nearest $10. No measurement, insurance contribution or site-specific contingency is added silently.
What the range includes and leaves open
- Included in the planning bands
Ordinary removal of an existing roof, roofing materials, labor, disposal and ordinary permit costs are represented in the published regional basis. The result is a whole-project planning amount for the entered roof area.
- Conditions that can add work
Additional old layers, damaged decking, steep or complicated roofs, difficult access and extensive flashing can move the final price outside the range. The tool does not inspect or price those conditions.
- Keep the area basis consistent
One roofing square equals 100 square feet of roof surface. Enter 2,000 for a known 20-square roof. Do not enter the number of squares in the square-foot field, and do not add all floors of a house together.
Why materials change the roof budget
Standard and architectural shingles
Product construction and the chosen roof assembly affect material cost. Architectural describes a layered style, not a guaranteed impact classification.
Impact-rated shingles
A specific tested product can cost more than a standard architectural shingle. The classification does not promise a hail-proof roof or a particular insurance discount.
Standing seam metal
Panels, attachment, trims and installation details create a different scope. The higher planning band reflects a different system, not simply a different color of roofing.
Insurance payments are separate from project cost
The project price and an insurer’s payment are different figures. A deductible and depreciation can affect what the owner pays even for a covered loss. The insurance claims guide walks through a labeled example.
These planning numbers make no coverage assumption. They do not include a promised insurance payment, rebate or financing offer.
