Know which promise belongs to which part of the roof
A roof project can include promises from more than one party. A manufacturer’s product warranty and a contractor’s workmanship warranty address different responsibilities, and their written terms determine the actual coverage.
For a proposed project, coverage follows the selected product and installation agreement. The covered defects, remedies and exclusions matter as much as the number of years on the warranty.
Product and workmanship warranties cover different things
Product warranty
A manufacturer may cover defined defects in its roofing material. The remedy, coverage period, labor allowance and exclusions depend on the product and warranty level.
Workmanship warranty
The contractor may offer terms for specified installation defects. The agreement determines who responds, what is covered and how long the obligation continues.
Enhanced system coverage
Some manufacturers offer additional coverage only when specified products, installation requirements and contractor eligibility are satisfied. A familiar manufacturer name alone does not establish eligibility.
Terms that change the coverage
- Registration and eligibility
Some coverage requires registration or specific components. A product’s base warranty and an enhanced system warranty can have different requirements.
- Proration and remedies
Coverage can change over time. The remedy may concern material, labor or a limited amount rather than the full cost of a future roof project.
- Maintenance and alterations
Roof care, later equipment work and repairs can affect obligations under the written terms. A third-party modification does not automatically leave every warranty unchanged.
- Transfer and exclusions
A property sale, storm damage and other excluded causes need to be considered under the particular document. A long stated term does not mean every cause of damage is covered.
A warranty does not replace roof insurance
Insurance addresses covered losses under a policy; a warranty addresses the obligations described by its issuer. Hail damage is not automatically a product defect. The insurance claims guide explains the separate payment questions.
For a current leak, the immediate roofing task is to establish the physical cause and prevent further exposure. Whether an existing warranty applies is a separate determination based on its terms.
